Paperwork ready before anyone asks
Finland's Contractor's Liability Act is strict, and compliance is the client's responsibility. A good subcontractor sends the records with the quote and is a member of Vastuu Group's Reliable Partner programme, from which the client can pull an up-to-date report at any time. Workers' Valtti ID cards, tax numbers and safety cards are listed. If these have to be requested separately, expect delays later.
English as the working language, no interpreter
Site management often works in English, and daily coordination cannot wait for an interpreter. The subcontractor's supervisors must be able to read drawings, take part in site meetings and write reports in English. Raslak Works works in English both on site and in documentation, and its client portal is available in English.
Reporting you do not have to chase
An international main contractor reports to its own client weekly and needs information from subcontractors without asking. Demand daily progress, hours and photos in an agreed format. At Raslak Works this runs through the client portal: site management sees progress, photos and hours in real time, and site meeting minutes are stored in the same place.
Knowledge of Finnish practice
Building control, fire inspections, winter construction, collective agreements and working time law are areas where a local subcontractor saves the client from mistakes. Finnish fire-stopping and compartmentation practice, CE approvals for materials and waste sorting requirements are best left to someone who has done them before.
Keeping to programme with a small crew
On data centre and industrial projects a late package delays everything after it. Demand a firm schedule and ask what happens if it slips. A small, experienced crew that does what was agreed and leaves is often better on a large site than a big organisation that needs its own coordinator. On small targeted packages Raslak Works typically gives a firm start with one to two weeks' notice.
Transparent pricing and extra work
Extra work is the most common source of disputes. Demand that every extra is priced and approved in writing before it is done, and that the invoice shows which approval it rests on.
